Per Texas Property Code § 92.019, late fees can only be charged if rent remains unpaid after a full two-day grace period following the due date. Please check your individual lease agreement for specific fee schedules and notice details.
Our digital payment processor is set to accept full balances by default. If you are experiencing financial difficulties, please reach out directly to management to discuss approved payment arrangements before the rent due date.
We use Innago to manage all rent payments, which features a built-in credit builder. On-time payments are reported directly to TransUnion at no cost to you, helping you naturally build your credit score. This system uses positive-only reporting. If a payment is delayed, it will not negatively impact your credit profile—it only rewards your good financial habits.
No. To ensure your rent counts toward your credit-building history, you must make payments digitally through the Innago portal. Innago cannot track or report payments made via cash, physical paper checks, or external apps like Zelle.
A Tenant signs the lease and is legally responsible for rent, whereas an Occupant is a resident under 18 years old who has permission to live on the property but carries no financial liability or contractual rights.
You can use your unique Bilt virtual checking account numbers (routing and account info) to set up a standard, free ACH bank transfer payment within the portal.
🏡 Property Care & HOA Mandates
Because this is a single-family home, lawn health and exterior appearance are the tenant's responsibility. This includes regularly mowing, edging, and keeping the yard clear of weeds. You are also mandated to water the lawn regularly to protect the turf and prevent foundation shifting during hot Texas seasons.
You are required to strictly follow all local Homeowners Association (HOA) rules. For example, trash cans must never be left outside on non-collection days. Any fines issued by the HOA due to tenant violations will be billed directly to your account ledger.
You are mandated to change the HVAC/AC filter once every 30 days. Regularly swapping the filter keeps the system running efficiently and prevents costly system breakdowns.
Yes. All tenants are mandated to maintain an active renters insurance policy throughout the entire duration of the lease. You must upload proof of coverage into your Innago portal before moving in.
🔌 Utilities & House Rules
The tenant is solely responsible for setting up utility accounts and paying for all services, including water, trash & recycling, gas, electricity and internet.
Pets are strictly prohibited on the property unless explicit written authorization or verified legal accommodations are established. Approved pets require a signed pet addendum, an upfront pet deposit, and a monthly pet rent fee. Aggressive breeds are strictly prohibited. Bringing an unauthorized pet into the home constitutes a material lease violation and may result in the forfeiture of your security deposit and further legal remedies.
Smoking and recreational drugs are strictly prohibited on the entire property.
Guests may stay a maximum of 14 consecutive nights (or a total of 30 days within any 12-month period). Any guest staying longer than this duration must be officially screened and added to the lease agreement.
Guests must park in designated spaces or along the street in strict compliance with local municipal laws. Parking unused, unregistered, or inoperable vehicles on the property for an extended period is strictly prohibited. Doing so triggers severe HOA violations, and the tenant will be responsible for resulting fines and towing fees in full.
You must contact the local USPS office to establish mail delivery and request mailbox keys. Please note that the postal service charges a separate fee for new keys.
No property alterations are permitted without prior written approval. You may not paint walls, mount televisions, or hang exceptionally heavy items that damage drywall without explicit landlord permission. Please submit a comprehensive request through your Innago portal detailing your plans before starting any projects.
🚨 Maintenance & Emergency Repairs
An after-hours emergency is a critical issue that threatens safety, health, or immediate structural damage to the property. This includes major bursting water pipes, severe electrical hazards, or a total loss of heat/AC during extreme weather conditions. Standard maintenance items—such as broken appliances, minor dripping faucets, or cosmetic issues—must be submitted via a standard ticket through your Innago portal to be handled during normal business hours.
It is recommended to subscribe for air filter delivery at least once every 2 months. Regular replacement lowers energy costs and reduces your electricity bill; you can easily set up automatic recurring deliveries through Amazon or Lowe's.
For immediate after-hours structural or safety emergencies, call our emergency line at 832-867-1592 immediately. For life-threatening emergencies, always dial 911 first.
Yes. Maintenance request fees may apply according to your lease agreement. Please review your lease for details or contact management for clarification.
Log into your secure portal account and navigate to 'Maintenance Requests' to upload photos or short descriptions of the issue. Our team reviews all requests promptly.
🔑 Moving Out
You must submit an official written notice to vacate through the Innago portal at least 60 days prior to your lease expiration date.
Your security deposit will be processed, accounted for, and refunded in strict accordance with Texas law within 30 days of your official move-out date. To maximize your refund, the home must be left in a thoroughly clean condition: all personal items and trash removed; floors swept and vacuumed; counters, appliances, and bathrooms wiped down; and no damage present beyond normal, everyday wear and tear.
❄️ Freeze Warning & Cold Weather Precautions
Please remember to cover all Plants, Pets, and Pipes. Leave cabinet doors open under your sink, keep all sinks/tubs on a drip, and make sure all heaters are set to more than 60 degrees Fahrenheit. Allow a small trickle of water to run overnight. Know the locations of your shut-off valves, in case a pipe bursts. Stay warm in your homes!
Tenants are responsible for letting water drip and covering exposed pipes outside before a freeze. Failure to do so may result in property damage and tenant liability.
🏦 Rent Planning Advice
Plan your rent as banks close on weekends and federal holidays. Ensure payments are processed ahead of bank closures to avoid late fees.
🏠 General Landlord Policies
Except in emergencies, the landlord or maintenance will provide at least 24 hours notice before entering the property for inspections, repairs, or showings.
Tenants must regularly test smoke and carbon monoxide detectors and replace batteries as needed. Notify management immediately if a detector malfunctions.
Routine pest control is the tenant's responsibility unless otherwise specified in your lease. Report infestations promptly.
Follow local pickup schedules. Trash and recycling bins must be stored out of sight except on collection days. Fines may apply for violations.
Subletting or short-term rentals (e.g., Airbnb) are strictly prohibited unless you receive written approval from management.
Respect neighbors and avoid excessive noise, especially between 10pm and 7am. Persistent nuisance may result in lease violations.
🔥 Emergency & Damage Procedures
Call 911 for emergencies. Afterward, notify management immediately. Take steps to minimize further damage if safe to do so.
No. The landlord’s insurance does not cover tenant belongings. Maintain renters insurance to protect your property.
Locate shut-off valves for water and gas upon move-in. In emergencies, use these to prevent further damage.
🛠 Appliances & Move-Out
Management is responsible for major appliance repairs or replacements. Tenants must report issues promptly and care for appliances per instructions.
Before vacating, tenants must thoroughly clean the home: remove all personal items, sweep/vacuum floors, wipe counters, appliances, and bathrooms, and ensure no damage beyond normal wear and tear.
Update your address with USPS and all contacts before moving out. Management is not responsible for misdelivered mail after your lease ends.
